House Key Rural Program
House Key
Rural is a second mortgage with a three percent (3%) simple interest rate.
There are no monthly payments with the balance due and payable when the
Borrower(s) 1) sells, refinances, transfers the property; 2) fails to
maintain as principal place of residence; or 3) when the home is paid off
(on or before 30 years).
Funds unavailable - now taking a wait list based on cancellations
- Borrowers must be first-time homebuyers and meet the program’s
purchase price and income limits.
- Borrowers must earn 80% or less of their participating county’s area
median income based on family size. Borrowers may qualify for a
maximum loan amount of 6% of purchase price or $10,000, whichever is
higher based upon need and availability of funds. (Minimum amount of
assistance is $1,000). Participating counties and
income limits below.
- House Key Rural must be used with the Commission’s below-market
interest rate first mortgage, the
House Key Program. First Mortgage must be a Fixed MyCommunityMortgage,
Freddie Mac Home Possible, Rural Housing Service 502 Guaranty or FHA 203(b),
234(c) House Key Loan.
- Borrowers must attend a Commission sponsored
Homebuyer Education seminar prior to reservation of funds.
- Cash back to Borrowers is not allowed.
Use of Funds
Funds may
be used for down payment and closing costs based upon need.
